About Goochland County

Goochland County is located in central Virginia on the western edge of the Richmond metropolitan area. The County is bounded to the east by Henrico County, to the west by Fluvanna, to the south by Cumberland and Powhatan, and to the north by Louisa and Hanover Counties. The James River flows the entire length of the county and forms its southern boundary. Interstate 64 runs along most of the county's northern edge providing convenient access to the Richmond area and its connections with Interstate 95. The strategic location between Richmond and Charlottesville is along a fast developing, vibrant mid-Atlantic corridor in central Virginia. One of the most scenic locations in the Richmond area, Goochland is conveniently located within minutes of major East Coast transportation systems.

Traditionally a rural county, Goochland County's economy has been closely linked to its rich natural resource base including agriculture, forestry, and granite quarrying. The eastern segment of the county is becoming the focal point for the majority of corporate, commercial, industrial, and residential expansion. Goochland is located approximately 30 miles west of downtown Richmond, 45 miles east of Charlottesville, and 105 miles south of Washington, D.C. Williamsburg, Washington D.C., the Blue Ridge Mountains, and Virginia Beach are all within a two hour drive.

Property Location

The subject property is located in western Goochland County in the Hadensville area. This location is within the Richmond Metropolitan Area. Richmond is located in central Virginia, roughly 100 miles south of Washington D.C. and 70 miles west of the Tidewater area, which includes Hampton, Norfolk, and Virginia Beach. Richmond is the capital of the Commonwealth of Virginia, is the headquarters of the Fifth Federal Reserve District, and is home to numerous Fortune 500 companies.

The subject's location just is off of U.S. Route 250 in western Goochland. The property is within approximately 1/2 mile from Interstate 64. This location is conveniently located between the nearby cities of Richmond and Charlottesville. Goochland County is experiencing a considerable amount of growth in the eastern portion of the county as well as the Courthouse area. There is also significant growth being planned and currently taking place wet of the subject's location in Fluvanna and Louisa Counties at the area know as Zion Crossroads. This development includes residential growth as well as commercial retail and industrial growth.

The subject's location just off of Interstate 64 between two areas experiencing such significant growth is a great location for the subject's new industrial office park. This office park offers easy access to Interstate 64 and U.S. Route 250 and convenience to both Richmond and Charlottesville. The outlook for Goochland County is very positive. The outlook for the Hadensville area in particular is also positive. This area will likely be experiencing more significant growth over the next few years.
